Abstract: The paper presents a report of research work which was carried out to assess the influence of two building types (brick and block masonry versus prefabricated timber frame wall construction) on the valuation method of 60th one-family houses and two-family houses. A number of parameters, such as building costs, design service life, value decrease, damage susceptibility, and market acceptance were studied on the basis of field surveys with houses owners, banks, insurance companies and chartered surveyors. Considerable differences in 60th design service life as well as value decrease due to age for the building types in question were detected.
