Abstract: Open building approach has a potential to realize sustainable building through continuous customization over the life cycle of building. This paper presents the open building system developed by the authors respecting on Japanese urban context. The target senlice life of the skeleton is 200 hundreds years. The open frame skeleton composed of prestressed concrete frame with base isolation gives flexibility to the layout of the infiils including decWroof gardens. It also assures replace-ability and exchangeability of infills as well as amenities of spaces. Continuously upgradable nature of the developed system creates the sustainable element in 'chaotic' Japanese cities.
